Rental and individual property management for investors

Loro Real Estate provides rental and individual property management for tenanted apartments in Heidelberg, Mannheim, Ludwigshafen, the Rhein-Neckar-Kreis and towards Darmstadt/Hessen. We specialise in support for landlords investing in property, not owners’ association management, optionally starting immediately after purchase.

Buying an investment property is the beginning. Predictability comes from what follows: reliable letting, accurate statements and a quick response when something goes wrong. That is why Loro Real Estate optionally provides ongoing management. Based in Heidelberg, we have supported private investors locally since 2018, with over 250 clients and more than 1000 units supported. Our services therefore cover the whole journey: from selection and financing to operations after purchase.

Scope: rental and individual property management

Individual property management takes day-to-day tenancy operations off your hands. Typical contractual services include:

  • Tenant management and communication: A dedicated contact for your tenants’ questions, concerns and problems.
  • Rent monitoring and arrears: Monitoring payments and handling overdue rent systematically.
  • Service charge statements: Preparing your apartment’s annual operating and service charge statements.
  • Maintenance and tradespeople coordination: Obtaining quotes, commissioning work and checking completion.
  • Tenant changes and reletting: Documented handovers, deposit administration and reletting support.
  • Owner reporting: Regular overview of income, spending and outstanding matters.

Property management for investors: what we do and do not cover

“Property management” is used for very different things, so we are explicit: Loro provides Individual property and rental management, looking after your individual tenanted apartment and tenancy. No owners’ association management: We do not manage the common property of an entire owners’ association — roof, façade, stairwell, owners’ meetings or service charge accounts. If you need a manager for your owners’ association, we are not the right contact.

We specialise in what landlords investing in property actually need: professional management of individual property, working effectively with the building’s existing owners’ association manager. Our guide explains the differences between owners’ association, individual property and traditional rental management step by step: Individual rental management explained.

What does rental management cost?

Two fee models are common for managing an apartment: a monthly flat fee per unit or a percentage of rent excluding service charges. An appropriate amount depends on the property and scope: the number of units, apartment condition and extras such as reletting. Individual property management fees follow the same approach.

A blanket price without knowing your apartment would be misleading. Instead, a short conversation establishes the property, tenancy and scope you want; you then receive a specific written offer. For your calculations, management fees for rented apartments are generally deductible rental expenses. Please confirm the current treatment of your individual case with your tax adviser.

Local in Heidelberg, Mannheim, Ludwigshafen — and Hessen

  • Heidelberg: Our office is in Bahnstadt, so our Heidelberg rental management offers close local support. From Altstadt to Rohrbach, our daily work gives us first-hand knowledge of the locations where our clients hold investment properties in Heidelberg.
  • Mannheim: As the region’s largest housing market, Mannheim has strong demand for rental and individual property management. We support units from the Quadrate to the suburbs; many were bought through us as investment properties in Mannheim.
  • Ludwigshafen: We can quickly be on site for rental management in Ludwigshafen too, directly across from Mannheim and popular with investors for its more moderate entry prices (Property investment in Ludwigshafen).
  • Rhein-Neckar-Kreis: As property managers in Rhein-Neckar, we also support apartments in surrounding towns such as Schwetzingen, Wiesloch and Weinheim (Rhein-Neckar-Kreis location).
  • Darmstadt and Hessen: Our expansion area: for investors buying in southern Hessen, we increasingly provide rental management in Darmstadt and its surroundings.

Why combine purchase and management?

Our model’s practical benefit: if we take over management after purchase, we already know the property from due diligence. Documents, condition, service charges, tenancy and figures are already available. There is no information gap between purchase and operation, and nobody starts from scratch. In particular, anyone who buys a tenanted apartment takes over an ongoing tenancy with its deposit, agreement and history; this is where combining assessment and later management pays off.

FAQ

Frequently asked questions

What does managing one apartment cost?
Two models are common: a monthly flat fee per unit or a percentage of rent excluding service charges. The fee depends on the property and agreed services. A blanket price without knowing the apartment would be misleading. After a short discussion of your property, you receive a specific written offer.
What is the difference between owners’ association management and individual property management?
Owners’ association management looks after common areas — roof, façade, stairwell and heating — on behalf of all owners. Individual property management looks after your apartment and its tenancy, instructed solely by you. Loro provides individual property and rental management, but not owners’ association management.
What does individual property management handle?
Typical tasks include tenant management and communication, monitoring rents and arrears, service charge statements, coordinating maintenance and tradespeople, supporting tenant changes and reletting, and regular owner reporting. The precise scope is agreed in the contract.
Does Loro manage apartments not bought through Loro?
We focus on apartments we already know from purchase assessments, where management is most efficient. Taking on an apartment bought elsewhere depends on location, property and capacity. Contact us and we will assess it individually.
