What is an income property?

An income property is purchased primarily for regular rental income and long-term value growth, rather than to live in. The buyer becomes a landlord; success is measured by rents, costs and value development, not personal housing benefit. Typical types are tenanted apartments and apartment buildings.

To distinguish the terms: an owner-occupied home is not an income property in the narrow sense, even if it builds wealth, because it generates no rent. Nor does the term refer to short-term speculative purchases focused solely on a quick resale. The terms income property, investment property and buy-to-let property are, however, largely used interchangeably.

Property types: from a tenanted apartment to an apartment building

For most private investors, a tenanted apartment held under individual ownership is a suitable starting point: a manageable investment, shared maintenance through the owners’ association and a property whose management can readily be delegated. With a larger budget, an apartment building brings several tenancies into one property, spreading vacancy risk across households but also increasing responsibility and administration. How to recognise a sound income property

No single feature makes a sound investment; the combination matters:

  • Location: Broad, stable rental demand in the immediate area — transport, local amenities and employers nearby — matters more than short-lived headlines.
  • Condition: Year of construction, condition, maintenance backlog and, for apartments, owners’ association minutes and reserves all need scrutiny.
  • Realistic rent: The calculation must use actual local rents, not an optimistic target rent from the brochure.
  • Conservative calculations: Include additional purchase costs, non-recoverable costs, maintenance and possible vacancies. Explore initial scenarios with our property investment calculator ; our guide explains the formulas: Calculate rental yield.

Important: An unusually high advertised yield is not a quality mark and may signal a weak location, hidden renovation needs or overly optimistic rent assumptions. Even careful selection cannot remove risks such as rent default, interest changes, value fluctuations and limited saleability.

FAQ

Frequently asked questions

What is an income property?
An income property is purchased primarily for regular rental income and long-term value growth, rather than personal use. Typical examples are tenanted apartments and apartment buildings. Suitability depends on location, condition, realistic rent and your personal circumstances.
What return is realistic for an income property?
A blanket figure would be misleading: returns depend heavily on location, purchase price, condition, rent and financing. Established locations often offer more moderate initial yields but may have more stable demand. Use conservative assumptions and include risks such as rent default, interest changes and value fluctuations. An unusually high advertised yield is not a quality mark and may be a warning sign.
How does an income property differ from an investment?
The terms are largely used interchangeably. Investment is the broader term for putting money to work, including securities and business interests. An income property specifically means real estate bought for rental income and value growth. Someone seeking real estate as an investment usually means the same thing as an income property.
How much equity do I need for an income property?
As a guide, equity should cover at least the additional purchase costs — typically around 6.5–10% of the price depending on the federal state and transaction, with no buyer’s estate agent commission at Loro. How much more makes sense depends on your creditworthiness, interest rates and overall circumstances. Our partner banks let you compare terms and financing structures so you can decide transparently.
