Commission-free properties: buy without buyer’s commission
Commission-free properties incur no estate agent commission for you as the buyer. At Loro Real Estate, this applies to every selected investment property in Rhein-Neckar and Hessen: buyers pay no agent commission. Using a typical rate of, for example, 3.57% including VAT, a €300,000 purchase means around €10,700 less in additional costs — an illustrative calculation, as rates vary by region.
Would you like to buy a tenanted apartment as an investment and wonder why some offers charge buyer’s commission while others do not? Based in Heidelberg, Loro Real Estate has represented private investors in Rhein-Neckar and Hessen since 2018. Over 250 clients and more than 1000 units supported reflect this approach: properties with no buyer’s commission, assessed and selected, rather than arbitrary brochures.
What commission-free means at Loro
Loro Real Estate brokers selected, assessed investment properties: tenanted apartments for long-term wealth building. Unlike many traditional offers, Loro charges buyers no agent commission. You pay the price and usual costs such as property transfer tax, notary and land register, but no buyer’s commission.
A simple illustration shows the difference: depending on region and provider, typical buyer’s commission might be 3.57% including VAT. On a €300,000 purchase, that is around €10,700 you never incur when buying commission-free. You can instead use that money as equity, for other purchase costs or as a reserve.
Why this directly improves yield
Buyer’s commission is an additional purchase cost, alongside Property transfer tax (Grunderwerbsteuer) (5.0% in Baden-Württemberg, 6.0% in Hessen), plus around 1.5–2.0% for notary and land register together. Total purchase costs are typically around 6.5–10% of the price, depending on the state and whether commission applies. Removing buyer’s commission noticeably lowers your total outlay.
This directly affects yield: net rental yield compares annual rent excluding service charges, less non-recoverable costs, with the purchase price plus additional costs. Lower costs mathematically improve this measure without changing the property. For a breakdown, read our guide Additional costs when buying property. The honest caveat: a better calculated initial yield is no income guarantee; rent default, interest changes and value fluctuations remain risks of every property investment.
Your buyer’s agent in Rhein-Neckar
A traditional agent is instructed by the seller to achieve the best possible sale price and primarily represents the seller. A buyer’s agent reverses this approach, working for you as the buyer. This is how Loro Real Estate sees its role: we assess properties before proposing them, select what suits your goals and guide you through due diligence, financing and the notary appointment.
As your buyer’s agent, we filter location, condition, tenancy and figures. Instead of as many offers as possible, you receive a selected range with a clear assessment, including arguments against a property. For our approach, see services; learn about our team at About us.
